Confirm the project, time and meeting point before travelling.
A productive site visit begins with a written appointment. Specify whether you want to see Delta Square or Delta Square One; they are separate projects with different plots and records. Ask the team to confirm the date, arrival window, meeting point, person meeting you and documents available for review.
Travel time from Delhi can vary materially by origin, traffic, route and time of day. South Delhi, East Delhi, West Delhi, Dwarka, Rohini and Central Delhi do not share one journey estimate. Check live directions shortly before departure and leave margin for the return journey.
If Metro is part of the plan, use NMRC's current network information and confirm the last leg from the relevant station.
BEFORE THE VISIT
Send a short requirement note so the team can prepare.
State whether you are considering retail, office or another supported project format; whether the purpose is self-use, business expansion or investment research; and the approximate size, budget range and decision horizon. Do not send passports, bank statements or sensitive KYC through a public enquiry form.
Request the current project brochure, RERA reference, approved pricing route, available plan information and the list of documents that can be viewed at the appointment. Historic brochures can orient the discussion but should not replace current statutory and commercial records.
Bring a phone or notebook, a measuring tape if dimensions matter, and the names of all decision-makers whose questions should be answered.
ROAD OR METRO
Use the option that matches the day, not a fixed marketing time.
For a road journey, compare live routes from your actual Delhi origin and note tolls, traffic and the return-time pattern. For Metro, plan the Delhi Metro interchange and Aqua Line segment, then verify the last-mile route from Delta-1 or another relevant station.
Do not compress the whole journey into one universal Delhi-to-Greater-Noida number. A morning weekday, evening return and weekend visit can behave differently. If you intend to assess customer or employee access, travel at a representative time rather than only during a quiet inspection slot.
Ask BPPL whether the meeting starts at the sales office or the project site; these are not automatically the same location.
AT THE SITE
Look beyond the sample view.
Capture evidence that can be compared after you return to Delhi.
- Confirm project name, plot and entrance
- Photograph the approach and surrounding context
- Check frontage, pedestrian and vehicle access
- Review parking, lifts, corridors and service movement
- Match the unit or plan to the sanctioned/use information shown
- Ask what is included, excluded and currently available
- Record pricing revision date and all additional charges
- Note unanswered questions and the document promised for each
PROJECT CONTEXT
Inspect for the intended use, not only the visual impression.
Retail visitors should test frontage, visibility, circulation and service access. Office buyers should test workforce access, lifts, services, fit-out constraints and daily operating costs. For any studio or other format, confirm the approved use and project-specific documentation before applying residential assumptions. BACK IN DELHI
Turn impressions into a comparison record.
Within a day, label photographs by project and write down the route, conditions and unanswered questions. Keep Delta Square and Delta Square One files separate so plans, RERA references, promoter information and prices are not mixed.
Compare the same fields across options: legal identity, use, unit/plan reference, access, services, total cost, payment milestones, availability date and evidence for any rental or demand statement. Ask for written clarification where the visit answer was incomplete.
