Write down the office before you look at units.

List how many people will work there, the rooms you need (cabins, meeting rooms, a server or storage room, a pantry), any client-facing area, and equipment with special power or cooling needs. That short brief turns a vague visit into a precise check of whether a unit can work.

Then ask for the unit's plan and specifications. A unit that looks right can still be hard to fit out because of columns, ceiling height, services or building rules, and those are far cheaper to discover before you buy.

Four things that shape every office fit-out

Ask for each in writing for the specific unit.

  • Space and structure

    Carpet area, shape, column positions and floor-to-ceiling height, which together decide how workstations and rooms can be laid out.

  • Power, cooling and data

    Sanctioned electrical load, backup arrangements, air-conditioning provision and how fibre or data lines enter the unit.

  • Water and washrooms

    Whether washrooms are inside the unit or shared, and whether water points exist for a pantry.

  • Rules and approvals

    Fire-safety requirements, association fit-out rules, working hours, deposits and any approvals needed before work starts.

Usually within limits set by the structure, services, fire rules and association rules. Share your layout early and ask what is allowed.

How much power will my office need?

It depends on your equipment and cooling. Compare your estimate with the unit's sanctioned load and ask how it can be increased.

Who approves fit-out work?

Typically the building management or association, and any applicable authority rules. Ask for the fit-out rules in writing.

Is there a fit-out deposit?

Some buildings require one. Ask whether it applies, how much, and when it is refunded.

Can I get internet fibre into the unit?

Ask how data lines enter the building and your unit, and which providers can connect.

Should I see the unit before finalising?

Yes. Book a visit and check your fit-out brief against the actual space.
