THE FIRST FILTER
Define the buyer brief before comparing projects
Start with the intended commercial use, budget range, ownership names, decision timeline and preferred meeting window. Ask BPPL for the exact project, promoter, RERA reference, current plans, cost sheet and dated walkthrough material before comparing options.
Eligibility, taxation, remittance and documentation can vary by buyer circumstances. Obtain appropriate professional advice where required. This page supports remote project research and does not provide personal legal, tax, banking or investment advice.
WORK IN STAGES
Do not try to decide in one video call.
- Confirm personal status and permitted property category with qualified advisers.
- Ask BPPL for the exact project, promoter, RERA reference and current document index.
- Review project plans, product format, current pricing route and cost inclusions separately for each project.
- Schedule a live video walkthrough with dated location and unit references.
- Ask a trusted representative to visit where appropriate, but retain your own document trail.
- Obtain bank, tax and legal advice before remitting or signing.
- Use a final comparison sheet rather than verbal assurances.
PRACTICAL COORDINATION
Schedule by city and date, not by a fixed US time.
The United States spans several time zones and observes daylight saving differently across jurisdictions. A call that works for New York may not work for California, Texas, Chicago or Arizona. Give the team your city, preferred dates and time zone, and reconfirm the India time shown in the invitation.
Use the first call to agree the research scope and the second to review evidence. Ask for filenames, dates and project identifiers on documents and walkthrough media. Follow each call with a short written list of answers, missing items and the next responsible person.
A public enquiry form should not be used to send passport scans, bank statements, tax records or account details. Ask for the approved secure document process if sensitive information becomes necessary.
WHAT TO VERIFY
Keep four review tracks separate.
Keep project evidence, location review and personal professional advice as separate workstreams.
- Exact project, promoter and current RERA reference
- Approved plan, intended use and exact unit or floor reference
- Current cost sheet, inclusions, recurring charges and payment milestones
- Draft agreement and source documents for independent review
- Dated walkthrough and representative inspection evidence
- Written record of unresolved questions
- Verified secure process for any sensitive document
- Qualified legal, tax and banking advice where required
PROFESSIONAL ADVICE AND PRIVACY
Keep project guidance separate from personal advice
BPPL can coordinate current project information, a remote walkthrough and a representative visit. Eligibility, taxation, remittance, reporting and documentation can vary by buyer circumstances. Obtain appropriate India and United States professional advice where required before sending money, signing or authorising someone to act.
Do not send passport copies, bank statements, tax records or signatures through the public enquiry form. Use a verified secure process only after confirming the recipient and purpose.
LOCAL CONTEXT
Make the location legible from a distance.
Ask for a dated route map and video that keeps both project records separate. Delta Square One is about a 1-minute walk from Delta-1 Metro Station, next to DMart, and approximately a 5-minute drive from Pari Chowk / India Expo under normal local conditions. Delta Square is approximately a 2-minute drive from Delta-1 Metro Station and approximately a 5-minute drive from the same Expo / Pari Chowk area under normal local conditions. Both use Greater Noida's wide-road network; Noida International Airport is around 30–40 minutes by road depending on route and traffic.
LIVE REVIEW
Direct the camera and record the answers.
Ask the caller to begin outside the plot, show the approach in both directions and identify the project entrance. Continue through drop-off, pedestrian access, parking/service route and the relevant common areas. For a unit or floor plan, state the project, floor and reference before filming. Ask what is an artistic impression, what is current physical condition and what is approved plan material. Request a dated follow-up link or file. A polished video is useful context, but it is not a substitute for statutory documents or an independent visit.
